When the tenant demands to terminate the lease contract, the landlord is not obligated to return the mortgage money or to terminate the contract before deadline.
Lease contract is an obligatory agreement and it cannot be easily terminated. Therefore neither the tenant nor the landlord can terminate it. But there can be a termination right as said in the book of law.
For example, someone has leased a property and thinks that he has paid more than the real value of that property. In this case, the tenant can file a contract termination petition.
Also it is possible that the tenant and the landlord have come to an agreement that if the landlord does not do a particular thing till a deadline, the tenant has the right to terminate the lease contract.
For example, the tenant says that some repairs should be done. if on this condition, the landlord won’t do repair due to a deadline, the tenant has the right to terminate the lease contract.
